THE AMERICAN BUYER GUIDE

Retire in the Philippines. Plan it around your life.

A practical Philippines retirement roadmap for Americans: destinations, healthcare, residency, monthly costs and a trial stay.

THE SHORT ANSWER

Start with a trial rental stay, confirm healthcare and residency, and build a budget that includes your U.S. obligations. Choose the destination around your normal life before considering a purchase.

01

Start with a trial stay

Choose two destinations and rent before buying. Test normal weekdays, not only vacation days: grocery trips, pharmacy access, transport, building noise and internet reliability. Visit during different weather conditions where possible. Keep your return-home option funded.

02

Build a budget that includes America

List Philippine housing, utilities, food, transport and insurance, then add U.S. obligations, annual flights, banking fees and an emergency reserve. A low advertised rent is not a complete retirement budget. Use our calculator with your own quotes rather than treating example inputs as local prices.

03

Separate residency from real estate

A condominium purchase does not automatically give you a retirement visa. The Philippine Retirement Authority administers the SRRV program; confirm the current category, age eligibility, deposit requirements, fees and documents directly before transferring funds.

04

Make healthcare a location decision

Identify the hospital, specialist, pharmacy and emergency transport you would actually use. Get written insurance terms addressing age limits, pre-existing conditions, exclusions, evacuation and inpatient payment arrangements. Medicare generally provides very limited coverage outside the United States.

05

A sensible sequence

First define your priorities. Next compare destinations and obtain insurance quotes. Arrange a trial stay and verify immigration options. Review the actual cost of living you experience. Only then evaluate a property purchase with independent legal and tax advice.

Questions Americans ask

Can I retire in the Philippines as an American?

There are immigration pathways to explore, including PRA’s SRRV program. Eligibility depends on current rules and your personal circumstances; confirm requirements with PRA.

Should I buy before relocating?

A trial rental stay can help you assess neighborhood fit and real living costs before taking on a less liquid property commitment.
